Hi-ranch Bungalow in Guildwood Estates, Ottawa, ON

Nestled amongst tree-lined streets this hi-ranch bungalow was suffering from a heaved basement floor and cracked foundation. Built in 1961, the inadequate sub-floor was creaking under the original thin strip hardwood and the eat-in kitchen and small separate dining room were in need of being introduced to each other for a more welcoming space.

The basement was repaired, R50 insulation added to the attic and a re-grading along the entire back re-directed water away from the foundation to prevent future damage. A new roof, fascias and soffits along with a fresh coat of paint over the tired aluminum siding added an updated look to the outside. To complete the curb appeal, double glass doors in a stunning terracotta colour were installed and with the custom black trims provide a stunning first impression to all visitors. Slate tiles and dark maple stairs provide the finishing touches at the entrance.

The corner lot offers plenty of room for future expansion which could include a garage on the east side and pool on the west side with room left over for the existing full length deck off the patio doors leading from the dining room. Highlights include: an open concept kitchen with granite countertops and a peninsula complete with large drawers for easy access; a coffee nook with a split plug for small appliances; key cupboards with glass doors for highlights; a lazy susan cupboard; pot lights and track lighting for a bright kitchen which features a window at the peninsula; hardwood floors in living, kitchen and dining rooms; new laminate flooring; double vanity in main bathroom; walk-in master closet.

The basement is ready for the perfect in-law suite. Highlights include: a large laundry room with plenty of storage; fully carpeted for warmth in the bedrooms and main living areas; a modern bathroom with a separate 4 ft. shower with glass doors; rough in for a wet bar/kitchen sink; dark cupboards for storage or future kitchen; every living space has a window including an 8 foot window in the family room.

This home is perfect for the extended family that want their private area while enjoying the shared spaces or is also perfect for anyone running a daycare business.
